James Adelfson: Robert and his fiancée, Linda, have lived in Cortina since 2010.  Robert is currently employed as Vice President and Intranet Development manager for Bank of America.  He is experienced in conflict resolution, regulatory compliance, audit procedures and the operations of city government.  Prior to moving to the Phoenix area Robert worked for the Santa Fe Railway in employee and labor relations, also serving as planning commissioner  for the City of Winslow, AZ. “I am truly interested in doing all I can do to better our association.  I have no preconceived ideas, no personal agenda and believe all issues can be resolved through positive, open dialog. “

Amber Forwalk: “I have recently joined the board’s landscape committee as I am interested in helping establish and maintain future needs for a better Cortina.  I would be honored to serve on Cortina’s community board to aid in moving the board to a better mode of operation with core values.  Being a mom, community volunteer, and a professional outside the home has well rounded my ideas to help our community grow in a positive direction.  I am interested in achieving not only short term plans for Cortina, but also future improvements for a positive community atmosphere to raise families.”  Amber has lived in Cortina since 2004.

Jeff Jacobson:  Jeff has lived in Cortina since 2004.  He has been a member of the Kiwanas Club, is active in Boy Scouts of America, Superstition District in the finance and programs committee. He owns his own business, JSJ Enterprises, a computer consulting company.  “I have the community’s best interest in mind.  I enjoy working with others to bring about something bigger and better than they are.  I have experience managing a busy business while working on other large projects.”

Laura Oman: Laura has been active with the Cortina PTO since the school opened in 2006 and served on the PTO Board for 3 years.  “Prior to the birth of my second son, I worked as an accountant/auditor/ financial analyst for over 10 years.  Cortina is my home; my family has lived here for over 7 ½ years.  I care about my neighborhood and community. I believe we need a more open and communicative HOA.”

Chris Puckett: While a resident of the Saratoga Hills Home Owners Association in Saratoga Springs, UT, I was elected to the board of directors and served as the treasurer.   “I understand and appreciate the benefits of living in a community association.  Currently, I have the opportunity to serve the association as a member of the Cortina Landscape Committee.  My profession since graduating from Southern Utah University has been in real estate insurance.  I bring knowledge of the rules and regulations that face residential homeowners living within the association.  Having participated in numerous meetings of the Cortina Board of Directors, I am familiar with the processes and challenges that are facing the homeowners within the community today.”  Chris has been a resident of Cortina since 2009.

Steve Vincent: “I have worked for a developer that does it’s own property management for 11 years.  I am a licensed general contractor and have a degree from the Del E Webb School of Construction at ASU.  I care about the management of this community and the protection/enhancements of its assets.  With better communication and more informed decisions this community can stay an attractive place to live.”

Darin Woolwine:  Darin has been a resident of Cortina since 2006.  He has 16 years experience as a consultant and project manager and has significant experience in managing complex projects, making challenging business decisions and working with a variety of executives, vendors and employees.  “I have outstanding problem solving and people skills, and I care deeply about the welfare of my neighbors and our neighborhood.”

Cortina Shed Opinion Poll

Some homeowners have asked the Board of Directors to consider the following issues with respect to sheds.  Please communicate your opinion regarding changing the shed rules in the community. Please check if you would be in favor of the following changes:

 

1.  Changing the maximum height restriction from 72 to 84 inches.

2.  Remove the placement restriction for those lots with orange rail view fencing to allow shed placement anywhere in the back yard. (Current rules restrict placement to attempt to hide the sheds, see current design guidelines excerpt below.)

Surplus Funds Roll-over Vote

Each year the Association annual budget is prepared to meet the financial needs of the community during the year. In some cases, there may be a small surplus of funds that could be rolled into the following year to help offset future assessment increases.

IRS Revenue Ruling 70-604 requires the membership to vote in favor of rolling any excess funds forward into the next tax year or the excess could be taxed at 30%.

                                       Yes,  (Recommended) Roll forward any surplus funds into next year’s tax year.

                                       No,  I would prefer the association pay tax on any surplus funds.

If you vote online twice on the same day, your last vote will be counted, we will assume you made an error and corrected it. Any subsequent votes using your unique number will be disregarded. If you have lost your Voter Id number you may contact Renaissance at 480-813-6788 to receive your confidential number. Pursuant to You Association's Bylaws, you must be current in payment of all funds owed the Association for your vote to be counted. If you attend the meeting in-person you may rescind your online vote and re-cast your vote.

 

The Voter ID number is unique to each owner. The unique ID number and absentee ballot are mailed to each owner using their billing address. We hope this, ground breaking system, will increase participation.

STORAGE SHEDS - Excerpt from page 9 - Cortina HOA Design Guidelines - Current verbiage

Sheds that are not visible from any neighboring property (Lot, Common Area, or street) need not be submitted for architectural review.

Sheds that will be visible from neighboring property (Lot, Common Area, or street) must be submitted for architectural review prior to installation.

On lots with a block/decorative metal fence along one side, sheds must be located between the home and the fence along the opposite side of the home and no closer to the rear of the lot than the rear-most wall of the dwelling.

On lots with a block/decorative metals fence along the rear of the property, sheds must be located between the home and one of the lot’s side fences, and no closer to the rear of the lot than the rear-most wall of the dwelling.

On lots with a block/decorative metal fence along both one side and the rear of the property, sheds must be located between the home and the remaining side fence that does not have a block/decorative metal fence and no closer to the rear of the lot than the rear-most wall of the dwelling.

The maximum height of sheds that will be visible from neighboring property must not exceed 72".

Submittals must include a plot plan of the lot showing the proposed location of the shed and a photo or brochure of the shed showing elevation, color, materials and all dimensions.
