Theresa Schenck

"My husband and I bought the first lot sold in Windmill Ranch in the summer of 2000. The community was in the development stages only and no roads or model homes were built, but we knew we wanted to live here.  Our home was completed in February and we moved in July 28th 2001.  We really take pride in this community and absolutely love our neighbors!  Much has changed over the last 10 years and many neighbors have come and gone, and we have witnessed in past years a decline in the appearance of the community.  However in the last few years we have seen gradual and steady improvement and I would like to see a continuation of the progress that the board has made.  We are committed to improving the visual aesthetics of the community while managing current expenses to avoid due increases.  We have been diligent in reviewing contracts, expenses and managing homeowner complaints and requests.  We strive to be fair and considerate while serving the best interest of the community as a whole.

I hold a BSBA in Business Administration and Human Resource Management. I was working in the Insurance Industry as a Health Benefits Manager until the birth of my third child in late 2008, and since have been staying at home to manage my household.  I volunteer at San Tan Elementary and like to stay involved in community events and activities.  I have served as the Treasurer for our Community since April 2009 and have spent much of these last 2 years carefully reviewing vendor contracts, our HOA budget and working with the other board members to serve this community and my neighbors in the best way possible.  I would love to be able to continue the work we have done over the past year as a board and continue to serve this community."

 

Mary Josephs

Mary is a current board member and past president. She is a business owner and has been the Chair of many fund raising efforts. Mary believes she will be a good board member because she brings experience and expertise for sound financial management. She also has good people skills and owns two properties in Windmill Ranch so she has a double interest in the association. She has been serving on the Windmill Ranch Board of Directors for the past year.

 

 

Leah Kalafus

“I have been living in the community for 10 years. I served on the board previously as Secretary and stepped down to focus on our family. Now that the kids are in school, I am able to again focus on the community and helping. I believe in a neighborhood that works together and looks out for each other. I look forward to serving the community if elected.”

 

 

Margaret Ashton

“I am a former board member and hold a Bachelor’s degree in electrical engineering. My husband is a retired Civil Engineer with 25 years of experience managing roadway construction and drainage projects for the City of Tucson. We have a vested interest in ensuring the HOA does the job properly and does not become and overbearing pain in our assets. We want a happy, orderly community which makes prudent use of available resources and choices which are in the owner’s best interest. Our civilian qualifications and combined 54 years of military experience make us top candidates to properly represent you.”

Basketball Court Opinion Poll

Would you support the Board in spending Association funds to put a court on top of the cement surface of the basketball court? An example can be seen at www.sportcourtaz.com.

Surplus Funds Roll-over Vote

Each year the Association annual budget is prepared to meet the financial needs of the community during the year. In some cases, there may be a small surplus of funds that could be rolled into the following year to help offset future assessment increases.

IRS Revenue Ruling 70-604 requires the membership to vote in favor of rolling any excess funds forward into the next tax year or the excess could be taxed at 30%.

                                       Yes,  (Recommended) Roll forward any surplus funds into next year’s tax year.

                                       No,  I would prefer the association pay tax on any surplus funds.

If you vote online twice on the same day, your last vote will be counted, we will assume you made an error and corrected it. Any subsequent votes using your unique number will be disregarded. If you have lost your Voter Id number you may contact Renaissance at 480-813-6788 to receive your confidential number. Pursuant to You Association's Bylaws, you must be current in payment of all funds owed the Association for your vote to be counted. If you attend the meeting in-person you may rescind your online vote and re-cast your vote.

 

The Voter ID number is unique to each owner. The unique ID number and absentee ballot are mailed to each owner using their billing address. We hope this, ground breaking system, will increase participation.
